Research and quality

FF&E includes all furnishings and fixtures specified by the Designer for the hotel, including:

upholstered items, carpets, rugs, curtains, furniture, decorative lighting fixtures, artwork, beds and mattresses.

Our Studio follows the purchase of FF&E by dividing it into 3 major phases which we summarize below.

SAMPLE ROOM

Often completed in tight deadlines and difficult conditions, we see the sample rooms as a unique challenge and an opportunity for us to show both the owner and the architect the project as a whole. We then compile a list of suppliers and contractors working to establish guidelines for the project as a whole as well as studying the design to ensure it meets all of the Italian fire code and accessibility issues. The completion of the sample rooms is a team effort between the owner, the designer, the suppliers and ourselves who make every effort to ensure the success of this phase.

DETAILED DESIGN

Given the stringent fire regulations in Italy, we collaborate with the designer and companies to create custom tailored fabrics that meet fire regulations and also respect the designer's vision. Our extensive experience has provided us with adequate knowledge of Italian fire codes, accessibility issues, etc. Being our Studio in Milan, we are fortunate to be very close to many suppliers. This proximity facilitates the collection of the many custom samples needed for the project. In addition, during regular meetings, which are an integral part of our work, we check the monthly costs which we carefully review with the owner to make sure we keep the budget set.

INSTALLATION AND DELIVERY

We work with the owner to define the offer, identify the appropriate suppliers, answer questions during the negotiation process with suppliers for the terms of sale, payment and production schedule. Installation is the most exciting phase of the project and we work hard to ensure this happens as smoothly as possible. We make regular visits, both to the site and to the production facilities, and we check the items in the various distribution warehouses before their delivery. During the installation itself, our team members are on site and collaborate with the contractor and designers to follow the works until the opening. As part of the project closure we address any changes with the owner and designer and follow up with suppliers to make sure they are met.
